Building Permits
Our office fields several calls each week regarding the need for building permits. Below are some examples of work that does/does not need a permit. If you are unsure of the need for a permit, please contact our office prior to beginning work and we will verify if a permit is needed.
Building permits are required for all structural work done to the interior or exterior of any building on a lot. Some examples are additions, decks, porches, removing or repairing wall studs or floor/ceiling joists, and re-framing windows and doors. All storage buildings, either permanent or temporary require a building permit. All septic system repairs or replacements also need a building permit.
Mechanical equipment replacements such as a furnace, woodstove, boiler, or water heater require a building permit.
Aesthetic repairs and upgrades such as painting, carpeting, wallpapering, drywall repair or replacement, and siding are some examples of items that do not require a permit. Sidewalks, block patios, landscaping, and driveways also do not require a building permit.
Permanent and temporary pools are a great source of fun and relief from the heat during the summer months. While pools can be a great joy to own they can also be a source of major tragedy when not protected properly. There are many safety standards, a few which are listed below, in place to allow the safe use and enjoyment of your pool or hot tub.
New York State and the Town of Seneca regulate any pool or hot tub with sidewalls over 2ft high, regardless of type of pool or water depth. All pools, which are over 2ft high, require a building permit and inspections. All pools over 2ft high require a 4ft barricade with a locking gate or removable steps/ladders to prevent unauthorized access to the pool.
All hot tubs over 2ft high also require a 4ft barricade or an ANSI approved locking cover.
All electric service supplying power for your pool and receptacles near your pool must be GFI/GFCI protected and placed at particular distances from the pool.
Portable pools, both hard sided and inflatable, over 2ft high are required to meet all of the same safety standards of permanent pools.
All in-ground pools must be protected with the same features as above ground pools.
